The community amenities will include a playground, pickleball courts, pavilions, a basketball court, dog parks and walking trails throughout the community and are expected to be completed by spring of 2027. These amenities are designed to promote a vibrant and active lifestyle. Stay tuned for updates!

It is currently under construction. In the meantime, you can get on our VIP Priority List to get the latest information about Fiddlers Canyon. We will have a temporary sales office onsite until our first model is completed in November. The model will be our Spruce floor plan and will be open to the public Monday through Saturday from 12:00 PM – 6:00 PM.

Yes, we work with a preferred lender, Jeff Morgan with Northpointe Bank, who offers competitive rates and exclusive buyer incentives, including reduced closing costs. At this time, we offer $6,000 towards closing costs like pre-paid expenses, interest rate buydown both permanent and temporary and any applicable HOA set-up fees. At the time of contract, we will require a deposit of $2,500 to reserve your town home. Once your due diligence is up, 21 days later, we will require another $7,500 construction deposit. At this time, all deposits shall be nonrefundable. The total amount of deposits shall be applied toward your purchase price at closing.

The HOA fee for Fiddlers Canyon is $175 per month. It covers high speed internet, landscaping, exterior maintenance, snow removal, and access to community amenities, ensuring a hassle-free lifestyle for residents.  There will be a one-time set-up fee of $750.  $250 to the management company for administrative account set up and $500 to the HOA reserves. Yes, the Fiddlers Canyon community allows for owners to rent their units on a nightly or monthly basis. Our community is designed to accommodate both owner-occupied and rental properties, subject to HOA regulations.

The Fiddlers Canyon Townhome Community is projected to be fully completed by late 2029. Homes will be released in phases, so you can move in sooner while other parts of the community are under construction.

Absolutely! Fiddlers Canyon is dog friendly and provides multiple dog parks throughout the community. Please keep in mind that pet owners are responsible for always taking care of their pets and for cleaning up pet waste immediately.

Yes, purchasing a town home for investment purposes is allowed. Our community is designed to accommodate both owner-occupied and rental properties, subject to HOA regulations.

Fences will not be installed by the builder or developer, however, any modifications to the exterior of your property such as a fence will be subject to HOA board approval.

You can expect a move-in date 30 days prior to completion.

Mark 25 is the developer who is located out of Park City. Mark 25 specializes in luxury real estate in the Park City/Jordanelle area including townhomes, condos, custom homes, hotels and is currently constructing a hockey arena.
